The RAM 333 Ann Street Trust (ARSN 686 828 026) is a wholesale, single-asset unlisted property fund holding 100% of 333 Ann Street, an A-Grade office building in the Brisbane CBD currently valued at $120 million. The building provides 16,352 sqm of net lettable area with 93 car spaces, is 99.2% occupied by area and is leased to tenants including CPA, Brighter Super and Navitas. The offer targets an equity raising of $74.7 million, used to fund the redemption of existing unitholders at the current NAV per unit and to provide additional working capital. The fund is issued by Equity Trustees Limited as responsible entity and managed by Real Asset Management, and is open only to wholesale investors, with a minimum investment of $50,000 and a minimum suggested investment time frame of five or more years.
