    01

Parramatta's transport position is changing in two steps, one already delivered and one still ahead. Parramatta Light Rail Stage 1 opened on 20 December 2024 and runs 12 kilometres across 16 stops (NSW Government), with a stop on Church Street a short walk from the building. Sydney Metro West is the second step: the project is targeting an opening date of 2032 (Sydney Metro) and is expected to put Parramatta around 20 minutes from the Sydney CBD (City of Parramatta). The light rail is operating today; the Metro timing is a published target, not a commitment, and may change.

    02

Employment in the area is anchored by health. The City of Parramatta reports 23,896 full-time health care and social assistance workers across the local government area in 2022/23, with the highest concentration of them at Westmead, and expects around 50,000 people to be working across the Westmead Health and Innovation Precinct by 2036. Both figures are the council's; the 2036 one is its forecast rather than a current count. Parramatta Square, described by the council as a $2.8 billion project, is now complete and sits in the same walking catchment.

    03

On the rental side, postcode 2150 recorded a median unit price of $621,000 and a median unit rent of $670 per week across 964 sales in the 12 months to August 2026 (CoreLogic, via Your Investment Property). Those are two separately sourced figures and are presented as such — no yield is stated, because the yield published alongside them does not reconcile with the rent and price themselves. Past performance and current market data do not indicate future results; outcomes vary.
