Aintree sits within the City of Melton — Australia's fastest-growing LGA, which added 12,673 residents in 2024–25 (ABS Regional Population 2024–25, via .id), with growth forecast beyond 470,000 by 2046 (forecast.id, Melton).

Aintree is part of Woodlea, a 711-hectare masterplanned community planned for about 20,000 residents across 6,478 lots (Mirvac). Schooling has built out with the estate: Aintree Primary opened in 2021, the Bacchus Marsh Grammar Woodlea Campus has operated since 2019, and two new government schools — Yarrabing Secondary College and Dharra School — opened in 2024 (Woodlea; Victorian School Building Authority).

The $650M Melton Line Upgrade (jointly funded by the Australian and Victorian governments) is extending platforms at nearby Cobblebank Station for 9-car trains and lifting line capacity by about 50%; platforms at Caroline Springs and Deer Park are complete, Rockbank and Cobblebank platform works follow in 2026, and the longer trains are due to run from 2027 (Victoria's Big Build, May 2026). Houses are returning a gross rental yield of around 3.7% (CoreLogic, 12 months to March 2026); outcomes vary by property and over time.
